How Buyers and Sellers Can Prepare for the ‘September Bounce’

What is the ‘September bounce’?

Many property hunters put their search on hold in August as they go away on

holiday. As a result, the housing market tends to be pretty quiet.

But in September, with summer over and the kids back at school, the market

roars back into action.

Buyers are ready to do business because they want to be in their next home by

Christmas.

Will there be a bounce this year?

Zoopla’s executive director Richard Donnell thinks so. He says: “There is always

a September bounce, and it will be no different this year and may well be slightly

stronger than usual.”

Market sentiment

Demand was somewhat subdued in June and July as so much was going on

elsewhere. The World Cup provided a distraction, while the Middle East conflict

and questions about the incoming Prime Minister generated uncertainty.

However, with PM Andy Burnham ruling out making changes to Stamp Duty in

the next budget, and the Bank of England holding rates firm at its last meeting,

things are on steadier ground.

Start preparing now. Get a mortgage in principle and dip your toe in the current

market to see how far your budget will take you.

With a good range of properties on the market already, and more expected to list

in September, you’ll have plenty to choose from.

It always helps to have a deadline to work to, so aim to list your home in early

September. Declutter and tackle all those little DIY jobs that you’ve been putting

off. Speak to a few agents and get the ball rolling.

Also, bear in mind the need to adopt a realistic pricing policy.

Mr Donnell says: “Anyone with homes to sell - homeowners and home builders -

need to get the pricing exactly right to attract demand as we remain in a buyer’s

market.
